How do you ensure the investments are safe?

How does Colombia tax capital gains on real estate?
Tax rates for capital gains on Colombian real estate depend on the length of time you hold the investment. Short-term investments (less than 24 months) is treated as ordinary income and taxed at a non-resident rate of 35%. Long-term capital gains (More than 24 months) are taxed at 10%.
Can I visit the properties before investing?
Yes, we can coordinate visits with our local travel partners and can even deduct the costs of those trips from the acquisition price of the property if the visit results in a sale.
What are the rules for foreigners investing in real estate in Cartagena?
Colombian law is the same for foreigners as it is for Colombians. There are advantages for visa/immigration applications if you invest in Colombian real estate. You simply need to register the funds correctly when importing them into Colombia.
How has the Colombia real estate market performed in the last 5 years?
The Colombian real estate market has been very stable unlike many foreign markets. The market in has increased by 6-10% per year in COP$ over the last 20 years. When factoring in currency movements returns can be even higher. Investment in Colombian real estate can be a useful hedge against currency movements elsewhere.

Our property management fees range from 10-20% depending on the frequency of rental and the regularity of maintenance works. We have managed to secure profitability levels of up to 40%.
